New Homes Proposed at Scarborough Road, Bridlington

What is Proposed?

Keyland Developments Ltd are proposing to submit an outline planning application for 126 homes on land to the east of Scarborough Road, on the north side of Bridlington.

The site relates to approximately 4.3 hectares of paddock land which is adjacent to existing housing.
The planning application will be made in outline, seeking to establish the principle of development in this location, with more detailed matters of scale, design and appearance to be considered in a future application.

An indicative scheme has been prepared and shows an attractive residential development with access to be taken from Scarborough Road and generous areas of public open space.

About the Applicant

Keyland Developments Ltd are a strategic land promoter and a subsidiary of Yorkshire Water’s parent company, the Kelda Group.

Established in 1987, Keyland operate across the region and are advocates for a low-carbon sustainable future. Keyland would look to deliver a scheme at Scarborough Road that is an exemplar site of practical and financially viable sustainability.

Planning Policy

The site is adjacent to the Principal Town of Bridlington, relating well to the main urban area and representing a logical extension to the town’s defined settlement boundary. It is in a sustainable location with good access to schools, services and public transport and is surrounded by existing and potential future development from housing allocations and well-contained by existing built features and natural vegetation.

At a local level, the East Riding of Yorkshire Council requires all new development to make a positive contribution to the environment and amenity of its locality by virtue of high-quality design, layout and landscaping.

The indicative plans show that this can be achieved, providing new homes in a logical location and supporting the future sustainable growth of Bridlington.
