After a lengthy appeal process, Peacock + Smith have secured full planning permission for the demolition of existing garage units and construction of nine residential dwellings in Sanderstead, South Croydon. The proposals include the provision of private amenity space, car parking and cycle storage for future residents.
Peacock + Smith advised on this project from the outset, providing initial feasibility advice and carrying out pre-application discussions with the local planning authority. We also facilitated the public consultation process, engaging with local residents and Councillors.
After submitting the planning application to the local planning authority there were a series of unprecedented delays on the local authority’s behalf. With no agreed determination date in place and limiting dialogue from the authority, our client was left with no choice but to submit against non-determination. In the appeal we argued that the local planning authority acted unreasonably in failing to determine the planning application with their statutory timeframe. The Planning Inspectorate agreed with our arguments and allowed the appeal and also allowed the partial award of costs.
The scheme, prepared by Bubble Architects, maximises the potential of this site, providing eight semi-detached, and one detached dwelling. The design of the scheme takes advantage of the site’s opportunities whilst also managing its constraints. A number of technical issues were addressed, including the impact on the trees, land contamination, transport and highways, ecology, drainage and sustainability. Peacock + Smith worked collaboratively with all technical consultants to deliver a high-quality and viable scheme and look forward to seeing this project come to fruition.
