Peacock + Smith co-ordinated, prepared and submitted an outline planning application on behalf of Tolent Construction Ltd for the development of a new exemplar Garden Village on a 77.75 hectare greenfield site south of Seaham, County Durham. The proposed development will deliver up to 1,500 new homes, an integrated health and well being hub, village hub with ancillary uses, access, associated infrastructure, open space and landscaping.

The project will create a range of economic benefits including 500 construction jobs, 300 permanent jobs in the proposed village centre and 160 off-site jobs to be created via the expenditure of businesses, employees and new residents. The submitted scheme was prepared by ID Partnership.

Peacock + Smith facilitated a number of pre-application meetings with Durham County Council, managed the Environmental Impact Assessment process and produced the Environmental Statement. We also managed the process of Community Engagement, organising public exhibition events and engagement with Members.

The application has received a resolution to approve subject to a Section 106 agreement. Peacock + Smith will continue to work on the project as Reserved Matters applications are progressed.
