Peacock + Smith secured full planning consent for the redevelopment and extension of a former care home in Derbyshire.
The site is located in the Green Belt and in a Conservation Area. The existing property on site had already been previously extended and was used as a nursing home prior to its closure in 2022. The consented proposals secure a number of further extensions to the property, facilitating its conversion into a specialist mental health facility.
P+S demonstrated that there were a number of ‘very special circumstances’ that would enable the LPA to permit disproportionate extensions in this Green Belt location. We were able to evidence the need for additional mental health care provision in the area and justify the suitability of the site for the proposed use.
Working closely with Council Officers and consultees, we were able to address design and heritage concerns, with conditions providing reassurances going forward that the Conservation Area will be protected and enhanced. The granting of planning consent then means that this site will come back into use once more and can contribute to meeting the needs of those requiring mental health treatment and support.
