Peacock + Smith secured full planning permission for a residential scheme in Walthamstow on behalf of Commercial London Limited. The scheme comprised the demolition of a series of garages and storage sheds to construct four self-contained two-storey dwelling houses with associated amenity space and facilities.

Peacock + Smith were involved in this project from its inception, working closely with the scheme Architects, Metashape Architects, and liaising with the local planning authority in order to achieve a successful outcome.

The scheme is an excellent example of maximising the potential of a small and underutilised backland site. Peacock + Smith were able to overcome a number of concerns during the determination period, the primary being residential amenity, owing to the small-scale nature of the site and the residential context in which the site was situated. This included issues such as sunlight and daylight, outlook, privacy and overshadowing.

The application was submitted in December 2020, resolution to approve at Committee in January 2022 and formally approved in June 2022.
