Zunikh Property Developments Limited are preparing a planning application for a new mixed-use development alongside the proposed David Lloyd Club at Oakwood Park Polo Club, Maresfield. The proposals would bring new retail, commercial and employment floorspace, alongside the David Lloyd leisure proposals. Please note this website will be updated on the day of the planned public consultation event (please see below).
The Development and Site
The site is located immediately south of Ashdown Business Park and is occupied by Oakwood Park Polo Club (please see site location and site image below). The club has been largely inactive for several years. The proposals seek to bring this underutilised site into productive use through a carefully planned mixed-use development.
The proposals will include an upgraded access from the A22, pedestrian linkages to Maresfield and the business park, extensive landscaping and will include:

Key elements & benefits:

- Significant investment into Maresfield area and the wider area.
- The creation of 360 to 550 new jobs across the wider development for local people, plus additional jobs during construction.
- A new discount foodstore providing greater choice and convenience for local residents reducing the need to travel outside of the District. New retail store and garden centre, coffee shop and restaurant facilities serving day-to-day needs.
The Council’s latest retail study confirms that substantial existing ‘expenditure leakage’ from Wealden (i.e. 46% of convenience spending and 69% of comparison spending). The proposals will assist in clawing back this expenditure. - Delivery of an Electric Vehicle Charging Hub supporting the transition to lower-emission transport.
- Future employment floorspace help meet the District’s identified requirement for modern floorspace (we note the latest local plan identifies a requirement for 194,400 sq m of employment floorspace over the next 15 years)
How do I comment on the proposed development?
Before the planning application is submitted to Wealden District Council towards the end of this year, Zunikh are inviting comments through a consultation website and a public consultation event where you will be able to find out more information about the proposals and give your feedback directly to their team.
