Peacock + Smith, on behalf of Pear Tree (Derby) Ltd, secured planning approval for a commercial development on the site of the former Showcase Cinema at Foresters Way, Derby, bringing a long‑vacant site back into use.

The development comprises three commercial units, supported by landscaping, EV charging, disabled and click‑and‑collect parking, and enhanced pedestrian and cycle links.

Peacock + Smith provided planning support and advice throughout the planning process, including undertaking detailed pre‑application discussions with the Council and navigating key planning challenges, such as the site’s out‑of‑centre location, through a robust sequential assessment.

Peacock + Smith also liaised with LNT Care Developments to support the approval of a 66‑bed care home on the western part of the site, ensuring the technical requirements of both applications were effectively coordinated and that potential impacts were appropriately addressed.
